In 2022/23 we built 117 new affordable homes and started on site with 230 more. All these homes offer high energy efficiency ratings, to ensure resident’s bills are kept to a minimum and meet best practice in all fire safety standards. We currently expect to build 1,100 new homes by 2028 with 90% planned to be affordable and over 60% of these for social rent.

Our new homes were funded through a £15.9m grant from the Greater London Authority and borrowing from the financial markets, helping us deliver 102 affordable rent homes, 11 Shared Ownership homes, three supported social rented homes and one for intermediate rent. We also bought 152 social rent homes from L&Q, another housing provider.

Case study: Palmerston Road

palmerstone.JPGOur Palmerston Road scheme was designed with the safety, environment, and finances of our residents as key priorities. The scheme features cutting edge fire protective measures, apartments with full sprinkler systems and a specialist alarm for use by the London Fire Brigade. The schemes’ fire strategy was developed by BB7 an industry leading fire engineering company, who have already won several awards and accreditations in fire safety, enabling us to achieve fire safety standards that go over and above current legislation.

During the design and build of the development, we employed a heat consultant to ensure maximum efficiency and minimum heat wastage. This approach has helped keep utility bills and any impact on the environment to an absolute minimum.
 
We now have some green fingered residents at the scheme, who look after a large, landscaped area, cultivating the space for the community to enjoy while saving on grounds maintenance charges.
